WEST APPLIANCE SERVICE

Mitsubishi Electric repair in Santa Monica

Mitsubishi Electric mini-splits have become a common fix for Santa Monica homes that were never built with ductwork, from older bungalows to converted apartments. When one starts blinking, dripping, or blowing air that's neither warm nor cool, West Appliance Service sends a technician who works on these systems regularly and aims to pin down the cause on the first visit. We're an independent shop serving the Westside.

Ocean air, mild winters and ductless homes

Santa Monica's mild climate means these systems rarely run flat out, but the coast is hard on the outdoor unit. Salt carried in on the marine layer settles on condenser fins and electrical connections, and over time it speeds corrosion, especially on units closest to the beach. Many homes here are older bungalows, duplexes, and condos with no room for ducts, so a single outdoor unit often feeds several indoor heads in a multi-zone setup. That works well, but one weak head or a slow refrigerant leak can affect the whole system. Ducted air handlers tucked into tight closets or attics also tend to run with restricted airflow.

Blinking lights, drips and frosted coils

A blinking operation light on the indoor unit is the system reporting a fault, and the blink pattern points us toward a sensor, a communication problem between units, or a refrigerant issue. Water dripping from an indoor head usually means a clogged condensate line or a drain pan full of debris and slime. When a unit won't heat or cool, we check for low refrigerant, dirty filters, and failing fan motors. Ice on the outdoor unit in heating mode often points to a defrost problem or low charge. A dead remote is sometimes just batteries, but can also be a failed receiver board.

Simple habits that keep a mini-split running

Pull the indoor filters every month or two and rinse them in lukewarm water; let them dry fully before sliding them back in. Wipe the front panel and vanes so dust doesn't collect where air leaves the unit. Outside, keep plants, patio furniture, and stored items at least a couple of feet from the condenser. Every few months, with the power off at the disconnect, gently hose salt and grime off the coil using low pressure. Watch the indoor unit for drips or a musty smell, both early signs of a slow drain. If the light starts blinking, write down the pattern before you reset anything.
